Hi, My roommate is a "housing attorney" who often gives good advice to my colleagues, at least as far as pointing the right way, if she can't help directly. She helped navigate my woodshop partner's strategy, regarding his commercial-lease problems. She is a legal-eagle through and through. Leaks are notoriously difficult to locate, and the landlord can always argue that you rented the spot "as is", and that you are responsible for the protection of your property. I know in our shop situation, we have ongoing leaks that necessitate an entire roof-replacement, which we know is never going to happen, so we put up plastic sheets, put down buckets, and shut up until we really need something from the bastard. Don't mean to be discouraging Let me know if you want to give her a call. Not sure if they do any Real Estate work. But worth a try. They have a very low "donation" reqired to obtain their serviced. In 2017, I paid $175. They got me out of a contract dispute.

You should fix it you’re self shop space is tough and commercial space is tough if it’s not habitable living space I’d take that money and just hire someone to fix it instead of starting a fight which is going to probably keep you in court born and raised here heard every argument normally in a commercial lease the tenants are responsible for repairs have you spoke with the landlord about you contracting a roofer you should otherwise you might not want open a can of worms that’s gonna cost a lot
I had a really good experience with John Lego. He's been around for a while and will fight hard for his clients. I worked with him for a purchase, but it's worth calling to see if he will handle this sort of thing as well. His flat fee increased recently to around 3K I believe.
